New Name, Same People
For years, we operated as SDSU Living — a name that grew alongside us as we built relationships with students, parents, and the San Diego State University community. Over time, we recognized that establishing our own independent brand identity would better reflect who we are: a long-standing local property management company committed to the College Area neighborhood and the students who call it home.
That's how College Area Living came to be. The name reflects exactly where we operate and who we serve — the College Area, the San Diego neighborhood surrounding SDSU that our residents have lived in, walked through, and built memories in for as long as we've been managing properties here.
What hasn't changed is everything that mattered in the first place. The same team continues to manage the same properties with the same standards. Our office is in the same location, our phone number is the same, and the relationships we've built with our residents and their families carry forward exactly as they were.

Joel Berman
Owner and President
An SDSU alumnus, Joel Berman founded Virtuosic Properties, Inc. with the goal of providing high-quality housing tailored to the needs of college students. With a deep understanding of the San Diego college student lifestyle, Joel remains dedicated to delivering dependable tenant services and creating a community students are proud to call home.
James Henderson
Vice President
A fellow Aztec and SDSU graduate, James brings over ten years of experience in the
real estate field. Known for his strong communication skills and client-first mindset, James is passionate about fostering lasting relationships and ensuring every tenant feels supported through their tenancy. James is committed to seeing the success and growth of College Area Living while running the day to day operations of the company.
Aaron Buckner
Maintenance Coordinator
A former Division I athlete who played football for Oregon, Aaron brings years of hands-on expertise in all areas of construction and contracting. His proactive approach and unparalleled dedication to timely service help ensure maintenance issues are resolved quickly and effectively, with minimal disruption to residents.
Morgan England
Property Manager
Morgan relocated to San Diego in 2012 to pursue her passion for real estate and property management. With a deep understanding of the local market and a commitment to exceptional service, she takes pride in helping tenants find homes that perfectly fit their lifestyle and needs.

Bryce is a San Diego local and SDSU alumnus dedicated to providing students with a top tier housing experience. With a background in property management and a commitment to transparency, communication and care, he works to ensure a smooth rental experience for both students and their families. His goal is to create an environment where tenants feel at home and are able to make the most of their college experience.
Where We Operate
Our focus is the College Area neighborhood of San Diego — the residential community that surrounds San Diego State University. Nearly all of our rentals are located within walking, biking, or short driving distance of campus, and our team is on the ground locally, not coordinating from elsewhere.
If you're new to San Diego or unfamiliar with the College Area, our neighborhood guide gives a quick overview of what's nearby — including dining, shopping, transit, and outdoor recreation.
A Note on Our Rebrand from SDSU Living
If you've worked with us before under the SDSU Living name, here's what you need to know:
- Nothing about your lease, your rental, or your relationship with our team has changed. All existing leases, agreements, and tenant relationships continue exactly as they were.
- The same office, phone number, and email contacts remain in place. Our office is still at 1450 Frazee Road in San Diego, and our phone number is still (619) 343-3015. The
info@sdsuliving.comemail address will continue to forward to our team for the foreseeable future, alongside our new address atinfo@collegearealiving.com. - The tenant portal is unchanged. Current residents log in through the same portal as before, with the same credentials.
- Our team is the same. The people you've worked with are the same people you'll continue to work with.
